These instruments are predicated upon real estate properties that are used for business purposes. Like other leases, a portion or all of the income stream from these instruments can be sold for a lump sum of cash. The properties that qualify under commercial properties are factory buildings and warehouses plus retail, research, and office buildings. It is important to note that the commercial properties must be of investment grade and must be multi-tenant with a satisfactory rent roll.
Residential properties, including apartment complexes, are not considered commercial properties and would not qualify for purchase.
